Our fee structure is straightforward and disclosed in full before any agreement is signed. We typically charge 8-10% of collected monthly residential rent and a negotiated flat fee for commercial assets. There are no setup surprises, and no vendor markups.

Do you manage only properties built through Trivium Builders?

No. We manage properties regardless of who built them or whether they were acquired through Trivium Real Estate Advisors. The integrated platform benefit is available to all managed assets.

How do you handle maintenance without marking up invoices?

Every vendor invoice is passed through to the owner at cost with documentation. Our business model depends on management excellence, not hidden repair margins.

What happens if my tenant does not pay rent?

We begin the follow-up process immediately, issue notices per Texas Property Code, and coordinate with a licensed Texas attorney if escalation is required.

Can you manage a property that is currently vacant?

Yes. Vacant properties often benefit most from our onboarding process because we can assess condition, recommend repairs, price against live comparables, and move quickly to lease-up.
